Please review our reservation policies, campground rules, arrival and departure information, and other important information before making your reservation.

Please Review Before Making Your Reservation

Please read our Terms & Conditions carefully before making your reservation. These policies apply to all guests and reservations at Steens Mountain Wilderness Resort. By making a reservation and staying at our resort, you acknowledge that you have read and agree to these Terms & Conditions.

General Terms & Conditions

We anticipate that our policy can change from time to time, and we expressly reserve the right to change the policy when we find it to be appropriate. Your continued use of our resort constitutes your acceptance of our rules and policies, including any and all changes.

We are not responsible for accidents, injuries or losses due to fire, theft or vandalism.

Cancellation Policies

We cannot make exceptions to our cancellation policy due to: weather, illness, work schedules, wildlife, wildfire, smoke, road closures, fire restrictions, power outages, utility interruptions, government actions, or any other situations that are out of our control.

All refunds are governed by the Resort's Cancellation Policy, which determines whether a refund is available.

Cabin Reservations

Reservations cancelled by 6:00 PM Pacific Time 15 days or more prior to your scheduled arrival date will be charged a $25.00 cancellation fee and a 10% processing fee of the reservation total, with the balance refunded.

Reservations cancelled 14 days or less from your arrival date will not receive a refund.

RV or Tent Reservations

Reservations cancelled by 6:00 PM Pacific Time 8 days or more prior to your scheduled arrival date will be charged a $25.00 cancellation fee and a 10% processing fee of the reservation total, with the balance refunded.

Reservations cancelled 7 days or less from your arrival date will not receive a refund.

If you paid a "Lock Site" fee, this fee is non-refundable.

Federal Holiday & Event Weekend Reservations

Cabins

If you cancel by 6:00 PM Pacific Time 29 days or more prior to a Holiday Weekend or Event Weekend, you will be charged a $25 cancellation fee and a 10% processing fee of your reservation total.

If you cancel 28 days or less from the date of your scheduled arrival, you will not receive a refund.

A reservation of 2 days or more is required for all Federal Holidays.

RV & Tent Reservations

If you cancel by 6:00 PM Pacific Time 15 days or more prior to a Holiday Weekend or Event Weekend, you will be charged a $25 cancellation fee and a 10% processing fee of your reservation total.

If you cancel 14 days or less from the date of your scheduled arrival, you will not receive a refund.

How to Cancel a Reservation

Please reply to the "Email Confirmation" that was sent when you made your reservation and request that your reservation be cancelled.

Once the request has been processed, an email will be sent confirming the cancellation.

Please contact us if you do not receive an email confirming your reservation was cancelled after 48 hours of your request.

Reservation Change Policy

Cabin Reservations

One change can be made as long as it is 29 days or more from your arrival date.

If adding day(s), the credit card used to make the reservation will be charged for the additional day(s).

If you cancel a day, you will receive a refund for the day cancelled less the processing fee.

Changes made 28 days or less from your arrival date will not be refunded for any day(s) cancelled.

RV & Tent Reservations

One change can be made as long as it is 15 days or more prior to your arrival date.

If you are adding days, the credit card used at the time of reservation will be charged at the time of change.

If cancelling day(s), the balance will be refunded less a $25.00 change fee.

If the email is received 14 days or less before arrival, there will not be a refund for any day(s) cancelled.

Federal Holiday Reservations

Cabins: Any change request must be received 29 days or more from the date of arrival. Any change making the reservation 3 days or less will not receive a refund.

RV/Tents: Any change request must be received 15 days or more from the date of arrival. Any change making the reservation 3 days or less will not receive a refund.

How to Change a Reservation

Please reply to the "Email Confirmation" that was sent when you made your reservation and request the change you need to make.

We allow ONE change per reservation with no additional charge to you.

Once the request has been processed, an email will be sent confirming the change.

Please contact us if you do not receive a confirmation of your change after 48 hours of your request.

Reservation Refund Policy

We do not give refunds for early departure due to weather, illness, work schedules or other situations that are out of our control.

Camping is an outdoor experience; therefore, we do not give refunds due to sand, trees, the discomforts of nature, illness, work schedules, dislike of your neighbors, or change of minds about staying.

We do not refund or prorate for early departure.

Reservation Payment, Policies & Processing Fees

By submitting payment for a reservation, the guest acknowledges and agrees to the terms, conditions, policies, and fees in effect at the time the payment is submitted. These policies become effective once payment is processed and a reservation is confirmed.

Credit card processing and reservation-related fees are costs incurred by the campground when a reservation is made. Additional fees may also be incurred when a reservation is changed or canceled. These processing, reservation, and third-party fees are nonrefundable to the campground and are not returned to us when a reservation is changed or canceled.

Because these fees are incurred as part of processing the reservation, the campground is unable to recover them when a reservation is subsequently modified or canceled. Any applicable fees or charges will be handled according to the reservation and cancellation policies in effect at the time of the transaction.

 

Arrival & Departure Information

Check-in and check-out times are site specific. Please pay attention to the times listed for the accommodation you have reserved.

RV & Tent Camping

Check-in: Noon

To receive the Bathroom Code and Wi-Fi password, Terms & Conditions must be accepted online. Please go to your email confirmation, click the link and follow the instructions.

Stop at the office when you arrive to receive your codes. We will not give out codes or passwords over the phone.

Lodging

Check-in: 2:00 PM

To receive the Wi-Fi password, Terms & Conditions must be accepted online. Please go to your email confirmation, click the link and follow the instructions.

Stop at the office to get the key to your unit and receive the Wi-Fi password. We cannot give out passwords over the phone.

Late Arrivals

If you are arriving after the office closes, arrangements can be made for late arrival. Please call the office and let us know.

You will find your reservation packet tacked to the Self Check-In bulletin board just inside the main entrance door in the main building.

Sunday Arrivals

The office is closed and you will find your reservation packet tacked to the Self Check-In bulletin board just inside the main entrance door in the main building.

For all late and Sunday arrivals, should the Terms & Conditions not be accepted prior to the office closing on your arrival date, or by 5:00 PM the night before Sunday arrivals, the Wi-Fi password and/or Bathroom Code will not be in your reservation packet.

Please follow the instructions in your reservation packet to receive them.

Departure Information

RV & Tents — Check-out: Noon

You do not have to come to the office if you do not want to.

Lodging — Check-out: 11:00 AM

Please follow the check-out procedures given to you when you arrived. Instructions are located on the back of the map.

Keys must be returned to the office and dropped into the "red drop box" located to the right of the office door.

Keys not returned to the office and/or lost will be charged a $35.00 fee to replace the key and key fob.

If a cabin is reserved prior to the key being returned, the charge will be incurred even if you return the key, as we incur a cost to send staff to Burns to duplicate the key and replace the key fob for our next guest.

Late Check-out

The office may be able to arrange a late check-out, if available. If prior arrangements are not made before check-out time and you are still on site, another day will be added to your reservation.

Wi-Fi & Bathroom Codes

The only people you may share the codes with are those that YOU registered in YOUR reservation and no one else.

You do not have our permission to share them with anyone.

Our Wi-Fi is available to registered guests only. We are located in the middle of nowhere and our Wi-Fi is limited in its use.

There is not enough bandwidth to allow live streaming or downloading of any size. You can only live stream or download files by using your data service on your cellular device.

In this area, Verizon and AT&T work the best.

Any customer giving out our Wi-Fi password and/or Bathroom Code to anyone, registered or not, will be asked to leave.

Guest Policies

Children

Any child 12 and under must be accompanied by an adult at all times. Children cannot be left unattended anywhere within our campground, including restrooms, cabins, the main building, or elsewhere around the campground.

Children cannot be in our restrooms without a parent with them. This is for both the child's protection and anyone who might be in the restroom at the same time.

Visitors

Visitors are welcome and must stop at the office upon arrival to register. Registered guests are responsible for making sure their visitors are aware of and follow this requirement.

If the office is closed, visitors may remain on the property for no more than 30 minutes. Visitors staying longer must return to the office when it is open to register and pay the applicable "Extra Person" fee.

Unregistered visitors may not use campground amenities. This includes visiting inside an RV, cabin, or other lodging accommodation beyond the permitted 30-minute visit.

Overnight visitors are permitted when registered and paid as an "Extra Person," provided the site's maximum occupancy is not exceeded.

No Smoking or Vaping

There is no smoking and/or vaping in or around any of our campground buildings.

Oregon State Law requires that you be 10 feet from any window and/or door of any public building.

If you smoke in any of our cabins, restrooms and/or buildings, a fine of up to $350.00 will be charged to the credit card on file.

Alcohol & Drugs

There will be no tolerance of inappropriate behavior resulting from the use of drugs and/or alcoholic beverages.

Property Rules

Trash

Please place all everyday trash in the trash cans and make sure lids are secure. All trash is to be bagged and disposed of in the trash cans located throughout the campground.

Items prohibited from being put in or around the trash cans include furniture, appliances, boxes, electronics, wood, concrete, building materials, batteries, BBQs, carpeting or rugs, metals, or any hazardous, combustible or flammable materials or substances.

Our local dump does not allow these items to be disposed of here. You need to take them with you and dispose of them elsewhere.

If you leave prohibited items for us to dispose of, there will be a charge of $50.00 plus mileage to transport the items to Burns.

Vehicles & 4-Wheelers

All vehicles, RVs, cars and 4-wheelers are to remain on the gravel roads at all times.

There is no driving or parking on the grass or in the space between RV/Tent sites or cabins.

If you need to unload your 4-wheelers and do not have ramps, please ask the office where you can unload them. Please do not unload them between cabin or RV sites.

Quiet Hours

10:00 PM to 8:00 AM

Please do not run generators during quiet hours.

Speed Limit

Please observe the 5 MPH speed limit in the park and watch out for children playing.

Water & Sewer

Water

We are on a well; therefore, washing of RVs or vehicles is prohibited.

All guests shall undertake all necessary actions to conserve water and prevent waste, including repairing any leaky fixtures, hoses, etc.

No black or gray water may be discharged onto the ground.

Sewer

RV and restroom toilets are not trash cans! We are on a septic system. Please do not flush anything besides human waste and toilet paper.

RVs must be equipped with proper sewer connections at both ends, free of cracks or tears.

No dripping and/or smells are acceptable.

The spilling, dumping or other discharge onto the ground of any water or waste, including but not limited to human or animal waste, is prohibited by law.

Please use the appropriate "Elbow" fitting for your sewer line end. Rocks cannot be used to hold your sewer line in the sewer receptacle.

If you are going to dump your tank in our septic system, and you have any objects other than bodily human waste and RV-approved biodegradable toilet paper in your tank, you cannot dump in our septic system.

Rocks, feminine products, hay, rags, ashes, clothes, diapers, wipes, foreign objects, grease, oil or other improper items cannot be placed into our sewer system.

Site sewer caps must be replaced when leaving the site.

Restroom Etiquette

The only shoes allowed in the showers are flip-flops worn nowhere else but in a shower.

Chairs are not to be placed inside showers.

Everyone likes a clean bathroom, so please clean up after yourself.

Our restrooms are not coed. Please use the appropriate restroom.

Dark Sky & Outside Lights

Please turn off all outside lights on your RV and/or cabin when settled or by 10:00 PM at the latest.

We are a Dark Sky Community, and we appreciate your help protecting the night sky.

Pet Policy

We welcome well-behaved pets at our pet-friendly accommodations and camping areas. Because we are located in a rural area surrounded by wildlife, pets must be kept on a leash at all times while on the property.

Please keep pets under control and prevent aggressive behavior or excessive/nuisance barking.

Owners are responsible for cleaning up after their pets and properly disposing of waste.

Pets are not to be left unattended in RVs, Tents or Cabins, as they may disturb other guests. Please be respectful of other guests, wildlife, and the peaceful surroundings of the resort.

We appreciate everyone doing their part to keep the resort clean, quiet, and enjoyable for both people and pets.

EV Charging

⚡ EV Charging — Advance Reservation Required

EV charging is available at RV Site #39 by advance reservation only. Please do not assume EV charging is available at your assigned RV site.

If you need EV charging during your stay, be sure to reserve Site #39 in advance.

Electronic Signatures

By completing a reservation or accepting our terms and conditions electronically, the guest states that their electronic acceptance constitutes a legally binding signature. Electronic signatures and acknowledgments have the same legal effect as handwritten signatures to the extent permitted by applicable law.

Delivery of a copy of this Agreement or any other document contemplated hereby bearing an original or electronic signature by email transmission in "portable document format" (.pdf) form, or by any other electronic means intended to preserve the original graphic and pictorial appearance of a document, will have the same effect as physical delivery of the paper document bearing an original or electronic signature.
